A CRM plus an agency plus an ISA
Follow Up Boss or Cloze for the database, a local shop for ads, a person for after-hours. It works until the handoffs drop. Espo is one company for the site, CRM, listings, and Meta on your account.
A dated library of the CRMs, website shops, modern tools, brokerages, and portals agents actually name — when to keep them, and when Espo is the operated engine beside them. Thirty names. Not a scorecard.
Four ways teams show up
Follow Up Boss or Cloze for the database, a local shop for ads, a person for after-hours. It works until the handoffs drop. Espo is one company for the site, CRM, listings, and Meta on your account.
BoldTrail, BoomTown, Lofty, CINC, Sierra, Real Geeks, Brivity. Keep the login if the team lives in it. The usual hole is the public URL and who runs the listings.
Luxury Presence, Agent Image, AgentFire. Keep the look if it is already the brand. You still need CRM, listing launches, and ads on an account you hold.
Compass, KW, eXp, Real, RE/MAX, Coldwell Banker, Sotheby’s, BHHS. Keep the office. firstname.brokerage.com is still their page. Own yourname.com.
The library
Software people already log into every week. Keep it when it is doing the job. Add Espo when the rest of the stack is still a pile of vendors.
The CRM most teams already live in. Public prices, no contract, no native IDX site.
Broad real-estate CRM + IDX. Plans are request-pricing; the 20% ad-management fee is published.
The brokerage-bundled all-in-one. Quote-only. Often already on the desk.
Still sold. Same parent as BoldTrail; the parent says it is folding in. Quote-only.
Buyer-lead CRM with a full-service ads desk. Core plans quote-only; AI add-on from $200.
Rare public CRM + IDX rate card. 12-month agreement either way.
Public $399 all-in-one plus optional lead packages. Fidelity National Financial parent.
Newer modular CRM + Studio + Lucy. Demo-gated — no official dollar on rechat.ai.
All-in-one. FAQ starts at $299/mo for solos; plan cards are still Request Demo. Off the footer.
Sphere CRM with a public rate card. One of eXp’s three CRM-of-choice options. IDX is extra.
The library
Website shops, lead-gen overlays, AI ISAs, client search, and social memberships. Most of these are one job. Espo is the operated engine around that job.
The website shop mid and top producers name. 12-month. Quote-only except a Real partner start.
Custom WordPress since 1999. Quote-only. They own the site until a year of hosting is paid.
Hyperlocal SEO WordPress with a published setup ladder. Ads are a separate 6-month SKU.
Lead gen + AI text/voice. Official pricing is demo-gated. Fills Follow Up Boss; it is not the CRM.
AI ISA overlay with a public credit rate card. Not a CRM, not a site, not ads.
Power dialer + live assistant. Demo-gated. No CRM integrations today.
Voice assistant on top of the CRM and MLS you already have. No seat. Off the footer.
Client search + listing alerts. Public prices. Their FAQ: it does not replace a CRM.
Instagram membership with a public individual rate card. Not a CRM and not a website.
Listing and sphere ads with published starts-at prices. Their terms: not a lead-gen tool.

Not “leave Compass.” Not “Espo vs Keller Williams.” Keep the brand tools. Own the address buyers and AI actually find.
Keep Compass tools. The hole is the rented profile vs a domain you own.
Command stays. firstname.kw.com only forwards — it never shows your domain in the bar.
CRM of Choice is BoldTrail, Lofty, or Cloze. You still need a site that leaves with you.
onereal.com does not collect leads. Own the front door; keep the office.
MAXTech is powered by BoldTrail. Same additive-site rule as every other brand desk.
Company-owned offices are moving onto Compass’s 2026 agent OS. Franchise tech is office-by-office.
Keep the brand. The public URL still has to be yours.
Franchise brand, local tech. The profile on their domain is still their page.
Portal leads and Zillow Pro — not a CRM replacement. Follow Up Boss is the Zillow-owned CRM.
Partner Agent is $0 upfront, pay-at-close. The 1% listing fee is the employed-agent product, not Partner.
What this is not
30 names on this page. Douglas Elliman already has a work-with page and stays live; Century 21 sits with Coldwell Banker and Compass (Anywhere family). Nora and Brivity have guides and stay off the footer. We do not publish one URL per internal research row.
Straight answers
No. These are decision guides. Each page says when the other product is the right call. Brokerage pages are additive — keep the brand tools, own the address. We do not tell anyone to leave their office.
Because a public URL is expensive. The internal research set is larger. This library is the names people actually say: modern tools, classic CRMs, and the conglomerates everyone knows. If a name is missing, ask — we will add it when it repeats on calls.
No. Real-estate-exclusive is the doctrine. If you are assembling a generic builder yourself, the pricing page is the honest comparison — not a hit piece on a banned name.
Facts are dated September 2026. We do not see anyone else’s roadmap. If a vendor changes a price, the as-of line on that guide is the contract.
CRM, site shop, portal, brokerage profile — whatever is actually open this week.
Owned domain, listings, campaigns, CRM adoption, and team routing are different problems.
