Follow Up Boss is a strong CRM. Agents actually open it. If the only job is routing leads you already bought, it is often the right login.
It does not build a website. It does not run ads. It does not launch listings. Zillow Group has owned it since December 8, 2023.

No contract; cancel any time. IDX websites are an integration, not an FUB-built site. FUB’s own FAQ: it is not a lead provider or a website company.
Zillow Group announced the acquisition November 1, 2023 and closed December 8, 2023 ($400M cash plus up to $100M earnout, Zillow IR). The November 2025 TOS update permits Zillow to use data on “mutual customers” for marketing, UX, and AI training. Agent-only contacts stay off-limits per that update.

Recurring praise: ease of use, lead and conversation tracking, team accountability.
Recurring gaps: no native website or transaction management; per-user price for solos; mobile bugs; wish for mass text. One Capterra line we still print because it is specific: “The AI component is helpful but needs work. It often isn’t accurate.”
That is sentiment, not a capability map. FUB does ship Smart Summaries and Suggested Tasks.
When Follow Up Boss is the right call
- You already have a lead source and a marketing team that is working.
- You want routing, not an owned site or managed ads.
- You are comfortable with Zillow Group as the parent company.
- You will assemble the rest (Sierra or Real Geeks for IDX, an agency for ads, a videographer for listings).
Sierra publishes $299.95–$599.95/mo annual (12-month). Real Geeks publishes $399/mo plus $500 setup. Ylopo quotes after a demo. None of those are an AI-ready site on a domain you own.
