Coffee & Contracts will fill the Instagram calendar. It will not be the CRM or the website.
Coffee & Contracts is an Instagram membership for agents: templates, weekly plan, Content Studio. Individual is $74/month, $199/quarter, or $740/year. It is not a CRM, not IDX, and not ads. Espo’s Content Engine is a different job — film and distribution on a brand you own.
Credit where it is due
What Coffee & Contracts does well.
If the hole is “what do I post on Instagram this week,” this membership is built for that hole.
Templates, Content Studio, calendar, community, trainings. Real-estate-only audience.
They are not pretending to be your CRM. That honesty is useful.
Keep C&C when the calendar membership is actually getting used.
Capability by capability
The working comparison.
Based on public information. Partial stays partial; a missing row is not turned into a win.
| Capability | Coffee & Contracts | Espo |
|---|---|---|
| Real-estate-exclusive | Yes | Yes |
| Instagram templates + weekly plan | Yes | Partial |
| Full CRM included | — | Yes |
| IDX website included | — | Yes |
| Public individual price | Yes | Yes |
| Managed ads | — | Yes |
| Listing launches (page + video + ads) | — | Yes |
| A human operator included | — | Yes |
The boundary
Where Coffee & Contracts stops.
A content membership cannot be the growth engine.
Not CRM, not site, not ads
Link-in-bio is a feature. It is not yourname.com with IDX, schema, and llms.txt.
Team price is not on the live grid we opened
The Team tab did not render dollars in our September 2026 scrape. A May 2026 C&C blog names $108 for two members. Treat that as their blog, not the live calculator.
You still make the content
Templates and a weekly plan are not a videographer and are not Espo Content Engine 15.
C&C can sit beside Espo. It does not replace Content Engine, and it does not replace the site.
The difference
What Espo adds around it.
Espo sells the operated stack, not a cheaper login:
Keep Coffee & Contracts if the membership is the habit. Add Espo for the site, CRM, listings, and film.
No automatic answer
Which fits the job now?
Choose Espo if…
- Want ads on your own account with no percentage-of-spend fee, and a person running them.
- Want listing launches — page, video, QR, social — live in about 21 days.
- Want an AI-ready site on a domain you own, not a vendor template you operate.
- Run a team of up to 10 agents and want one decision for the full stack.
Choose Coffee & Contracts if…
- The only hole is Instagram this week, and $74 is the budget.
- You already have CRM, website, and ads.
- You will actually use the templates.
- You do not need listing video production or an owned domain from this vendor.
Straight answers

Individual as of September 2026: $74/month, $199/quarter, $740/year. Team dollars were not on the live Individual grid we opened.
Is this a CRM?
